Bass Hill Vet
PROJECT: BASS HILL VETERINARY CLINIC for HELMA VAN DEN HEUVAL

Almost after 3 years of dealing with Council to obtain Development Approval, our client was left with the task of completing works on a restricted budget. Unity NSW Pty Ltd continued their relationship from the 18 months prior and provided an alternative price based on the revised D.A. Selection was made by the client on who they felt most comfortable with and final negotiations proceeded. Works finally commenced in July 2006 with the project completed in two stages. The first stage was the demolition of part of the existing clinic and construction of new works with trading out of temporary facilities. The second stage was the demolition of the remaining part of the clinic and new entrance and driveway works. The new clinic caters to an ever expanding clientele and provides much needed additional space in a more functional environment. The blade walls were made a feature of the entrance to ‘brighten up the front facade and enhance its appearance’. The works were completed on time and to budget.
Marrickville Warehouse
PROJECT: WAREHOUSE for OLYMPIC PROVIDORES | Project Manager: D&C
Architect: D&C | Duration: 5 months | Cost: $550,000
Olympic Providores original premises on Canterbury Rd, Petersham became too small to handle the bulk distribution that is core to their business. Unity NSW Pty Ltd constructed the new premises, contracted from D.A. stage through to practical completion. Comprising a bulky goods area with offices and amenities located on a new mezzanine, the project was built up to existing neighbouring walls and the front and near street boundaries. Tilt up panel and structural steel was used to provide maximum floor space. Driven by the client’s urgent need to relocate their operations the project was successfully completed on time.
Camilla and Marc
PROJECT: CAMILLA & MARC WAREHOUSE
Architect: Leffler Simes Architects | Duration: 10 weeks | Cost: $480,000
The project involved the construction of two new structural steel mezzanine levels within an existing shell. The new warehouse contains all necessary manufacturing and distribution areas in addition to a new office area and new staging zones for photography and modelling.
Unity were engaged on a cost plus basis and completed works within the nominated timeframe
Commercial Building Ashfield
PROJECT: COMMERCIAL BUILDING, ASHFIELD for APPWAM Pty Ltd

Providing premium office space in the heart of Ashfield, this 2000m2 four storey commercial building comprises a full basement car park, retail and external parking on the ground floor and 1000m2 of office space on the 2nd and 3rd levels serviced by two new lifts.
Bordered by Liverpool Road and Queen Street this constrained site required major utility diversions and significant site management expertise. Unity was engaged during the design phase of the project and continued involvement through pricing and subsequently to construction. An early flagship building for Unity NSW Pty Ltd, successfully completed to a strict budget and timetable.

Forty Winks
PROJECT: FORTY WINKS Bulky Goods – Prospect for JOHN R PTY LTD
Architect: Leffler Simes Architects | Duration: 16 weeks | Cost: $920,000
Held by our client for over 20 years this site had a colourful history as the former Go – kart track and Bluey’s Ute World and was about to be transformed into a Forty Winks showroom. The appointed architects, Leffler Simes, selected Unity NSW Pty Ltd based on a tender process where we demonstrated our ability to work within the restricted site area, tight program deadlines and budget constraints. Access was restricted through an existing trading premises and involved substantial co-ordination with the current tenant for vehicular movements and construction access. The project was completed 10 days early ensuring everyone involved a good night’s sleep!

Gowings
PROJECT: GOWINGS for Gwynvill Group

The existing five storey Gowings store required conversion into two separate tenancies including all access upgrades, stairs, fire safety, electrical, mechanical and hydraulic works. New amenities were installed to the basement, level two and level three with a new structural steel and glass elevator installed to service levels two and three. A strict programme of four months was maintained to enable fit out works for future tenants to commence.
Lindfield Bookstore

An extension to the existing bookstore involved the demolition and removal of large trees to the rear of the premises to facilitate the precast panel extension to the rear of the building.
The existing upstairs tenant remained in occupation throughout the works. A new portal frame was required to support the entire existing rear wall of the premises. Unity completed the works to the highest quality, on time and budget on a challenging site.
ST James Arcade For Tanert PTY LTD

The existing facade to Elizabeth Street was outdated and uninviting to the general public. Unity NSW Pty Ltd was selected following a competitive tender process to upgrade the entry doors and facade to Karandonis Shoes, The Paper Place and Mall entry. Works were conducted during and out of hours to facilitate the tenants and the access requirements to St Martin’s Tower. The works were completed on time and budget and have provided a modern and inviting entrance to St James Arcade and St Martin’s Tower.
Zanerobe Store
PROJECT: Zanerobe Store

Zanerobe, one of Australia’s hottest new clothing labels, desired their new fitout to project a industrial, edgy and contemporary character to reflect their range and it’s broad appeal. Unity obtained all approvals and completed the design and construction within the nominated timetable in order to achieve the retail outlet’s launch and opening dates.
Mascot Chemist
PROJECT: Mascot Chemist

Unity were selected following a competitive tender process to undertake the extensive demolition and renovation of an existing retail shop on Botany rd mascot. The works involved the propping of first floor to facilitate extensive removal of ground floor supporting walls and the installation of a new portal steel support frame. Extensive reflooring and a full internal fitout provided the client with the facility they desired and Unity were complimented by the client “ I thought the building process would be a difficult one from start to finish; but your team made the work enjoyable and satisfying” .
Camilla and Marc – 5 ways Paddington

Another project undertaken for the team at Camilla and marc of which we are proud to continue our association, this project was on an extremely difficult site with limited access both front and rear and extensive manual works. the existing terrace was completed gutted and the rear ground floor extended out to the boundary to make the premises full width at ground level. And extensive and highly detailed refurbishment resulted in the project receiving the 2014 Master Builders award for best retail shop fitout up to $500k . both client and builder remain extremely proud of the result.
Braun – Five ways Paddington

Unity were engaged to undertake a matching shopfront upgrade to the strip at five ways and immediately adjacent to the Camilla and marc project. We constructed new entrance steps and landscaping and enlarged the front entrance window to a single unit down to ground level to continue the aesthetic along this retail strip. The project fits well into the strip and both client and unity are very happy with the outcome.
Wanlaya Chieng – Padstow

Unity was contacted by our client of over 10 years ago to undertake the design and construction of a Asian takeaway food/ restaurant at Padstow. The design was completed by T & E architects and works completed on time and to the clients budget. The client was extremely satisfied with the result and we are proud to have been contacted after a long period of time to continue our relationship with Ms Chieng.

Shop Smart, Luxford Court for Stocklands

Unity was engaged by the head contractor to manage this project from acceptance of tender through to practical completion. A successful project was delivered on time and on budget to provide a much needed factory outlet centre in the heart of Western Sydney.
Northbridge Plaza
PROJECT: Northbridge Plaza for Hayson Family
Duration: 11 months | Value: $4.9m
As project managers for the upgrade of Northbridge Plaza, Unity successfully delivered an extension including basement carparking, a reworked loading dock and the refit of the entire Sailors Bay Road facade. The centre remained operational whilst undertaking the expansion of Woolworths, which included the challenge of demolishing the existing mezzanine slab whilst the supermarket traded.
Kookaburra Hotel
PROJECT: Kookaburra Hotel & Restaurant for Richards on the Park

Unity was commissioned as project manager for the refurbishment of The Kookaburra Hotel and its premier bistro, ‘Richards on the Park’. As project manager, Unity was responsible for the critical staging of works to ensure continued operation, patron comfort and safety, budgetary control, trades procurement and all aspects of running the project day-to-day.
High quality finishes and attention to detail have transformed what was an ailing pub into an award winning, contemporary hospitality and entertainment venue for South Western Sydney.

Residential Units upgrade
PROJECT: RESIDENTIAL UNITS UPGRADE for Gwynvill Group

Through renovation, our client brief was to reposition 16 existing residential units to appeal to the corporate tenancy market. In addition to a full fire safety upgrade and renovation works, Unity’s team selected contemporary and neutral finishes to create a comfortable and timeless ambience befitting this market segment.
To enable leasing to proceed to a critical timetable, Unity ensured the project was completed within the nominated programme.
Glebe Residence
PROJECT: GLEBE RESIDENCE for WORKSHOP 1
Duration: 7 months | Cost: $550,000
Located on a restricted sloping site in a narrow suburban street, this residential project presented Unity with challenging accessibility issues. Involving the demolition of an existing semi-detached terrace house and the construction of a contemporary residence, the use of the available space was maximised and natural sandstone outcrops were cleverly incorporated into the design. The stunning new dwelling features clean lines, frosted glass and timber details and optimises natural light. Unity NSW Pty Ltd completed the project on time and to budget and their quality of workmanship ensured the design and detail were beautifully executed.

Bellevue Hill House
Project: Bellevue Hill House
Duration: 5 months| Value: $650k
This project was undertaken for existing clients. Unity was engaged prior to commencement and assisted with the design process. A second floor addition and full external renovation blended the exterior with the existing provincial look whilst bringing the interior up to an equal level. Custom made joinery and timber panelling received great reviews and a highly commendable performance in the MBA Housing Awards.
Hospitality
Sheraton Outdoor Space
Project: Sheraton Outdoor Space
Project Manager: Unity | Duration: 2 months | Cost: $100,000
In compliance with new regulations, the Sheraton desired to create a comfortable and attractive new outdoor area to cater to smokers through the conversion of an existing unused service area on the first floor frontage. To provide access to the new tiled terrace and marbled bars, a portion of the facade glazing was removed and a new curved glass automatic sliding door installed.
Outdoor heating and exterior lighting were also installed. Timber screens were used to establish a sense of place, break up the area into zones and create visual interest.
The project was completed to budget and in time before the new smoking legislation was enforced.
Sheraton On The Park

Architect: Group GSA | Duration: 10 weeks | Cost: $105,000
In order to extend their guests amenities Sheraton on the Park wished to utilise the Fifth floor roof top. Group GSA were commissioned to design an outdoor entertaining Terrace which would take in views across Hyde Park. Quality of detail and finishes were paramount to this project, befitting the image of a 5 star luxury hotel. We were selected based on our ability to achieve this standard and to meet the project deadline. Not only was the client, Sheraton on the Park, delighted with the resulting quality but the project was also completed on time and on budget.
Kelly’s On King
Project: Kelly’s On King for Bengloss Pty Ltd

Following the partial demolition of an existing cool room and beer garden, Unity constructed a new cellar, beer garden, gaming room extension, courtyard and Terrace.
Built on an extremely tight site, it required specialised piering equipment and staging of the works to ensure the continued operation of the hotel. The project was completed to the highest standard and in accordance with the amended timetable.
Interiors
UDIA Office Fitout
Project: UDIA office fitout for Urban Development
Duration: 10 weeks | Cost: $ 95,000
A design and construct project on behalf of our client. The rapid growth of UDIA resulted in their existing space being inadequate. Unity NSW Pty Ltd was engaged to design and construct the new office fitout to suit the increased staff numbers, storage requirements and meeting room space. The project was completed to budget and specifications.
Community
C3 Church Ryde
PROJECT: C3 Build to Reach Centre Ryde

Cost: $900 k
Comments: Unity were selected to undertake this project on our ability to keep costs low and to manage the structural difficulties in modifying the suspended ground floor to house an auditorium.
Slab strengthening was undertaken to enable a new 400 seat auditorium, to be constructed within the ground level of the existing building. Over 1800 core holes, steel plates, the full demolition and removal of all existing ground floor works and the construction of new walls, acoustic ceilings and staging with full sound and services proved to be a difficult process due to the in slab constructions encountered during core drilling. External render and new signage works completed the project. This new flagship premises is an exciting step for the C3 Church in Ryde to operate from.

Southern Cross Care

Front entrance signage and site remediation. $150k. 2 months. Unity were selected following a competitive tender process. The works involved the fabrication and installation of new directional and head office entrance signage with extensive landscaping works. works also included the demolition of an existing asbestos riddled house on an adjoin block and the returfing and consolidation of the site. another project for Southern Cross Care for whom we are proud to continue our relationship.
St Catherine’s Southern Cross Care Grafton
PROJECT: St Catherine’s Villas Grafton

Comments: Another project for the Southern Cross Group and T& E Architects team. This project involved the new construction of an 18 bed facility including 2 commercial kitchens, dining areas, activity areas, nurse stations, amenities, verandahs and landscaping to the rear of the existing facility. On completion, refurbishment works were undertaken in the existing facility to link the works, a new full sized commercial kitchen ,modified staff areas and new floor finishes throughout.
The works were completed approximately 4 weeks ahead of schedule and of the highest quality. Staff and clients were very pleased with the Unity’s ability to work within an operational facility.
Southern Cross Care – South Coogee
PROJECT: Southern Cross Care – South Coogee
Duration: 11 Months | Cost: $ 4.8 million
Unity were engaged from design concept commencement through to construction of the renovations of the front portion of the existing facility – the works involved the staged refurbishment of 41 Soul occupancy units and all common areas, full airconditioning renewal and installation to all rooms, full services upgrade and total refit of the entire facility. The project is the benchmark for the refurbishments to be undertaken throughout southern cross’ facilities and we are proud to continue our relationship with Southern Cross care.
Southern Cross Care - Parkes

This project was a design and construct sprinkler system retrofit to the existing facility in Parkes – unity were engaged to undertake the design and full compliance upgrade in accordance with new government regulations, the works were completed to a high standard and within the budget. Another successful project for Southern cross care.
Wyanga Aged Cared Facility
Project: Wyanga Aged Cared Facility for Indigenous Land Corp | Project Manager: Clifton Coney Group
Architect: Cracknell & Lonergan | Duration: 22 weeks | Cost: $1.3 million
Wyanga is a local Aboriginal community based aged care facility that tends to both the homeless, sick and the needy. The property, formerly a hardware store and pharmacy is now owned by the Indigenous Land Corporation. Unity NSW Pty Ltd were selected as the contractor to restore the original components of the building and to provide new and functional spaces for tenants, based on their proven performance and reputation for meeting construction deadlines. Lounge / TV areas, a stainless commercial kitchen, offices, detailed joinery, restoration of marble fireplaces, and marble tiles reused from the original construction all combined to produce a practical and inviting space that recognises its historic significance through the retention of original components. The artwork featured on the south wall is a well known local artist’s depiction of the Redfern community as it has evolved over the past 100 years. Unity NSW Pty Ltd completed the works on time and budget.

Oran Park Switchroom

Comments: This project was part of the new Anglicare Retirement Village facility at Oran Park.
Early infrastructure works requiring the construction of 2 new electrical switchrooms to house the new main switchboard facilities for the clubhouse and the apartments. Unity were selected following a competitive tender process and completed the project on time and to budget.
The new buildings are designed to be fitted in to the new construction that was commenced some six months after the completion of the works.
Springwood Court

Unity were selected for this project following a competitive tender process. A difficult site fronting the main St of Springwood and a council carpark to the rear. Works involved the full internal demolition of the existing eleven bed facility and the reconstruction including a new floor level housing 7 additional apartments, new verandahs to all units, new lift to laundry facilities, activities room and landscaping services. The project was completed in approx 2 weeks ahead of schedule and under budget. This was our first project for Uniting Care ageing and hopefully a start of a long and productive relationship.

Baptist Community Housing

This project was our first for Baptist community Housing and involved the design and construction of a retrofitted sprinkler system to the existing complex and the associated upgrading of fire safety requirements to meet the current regulations. The project was completed on time and to a high level of detail of which the client and unity remain proud off.
